Small-lot homes, ADUs planned for Hollywood parcel

A plot of land in Hollywood could be headed for redevelopment with small-lot homes and accessory dwelling units.

An application filed with the Los Angeles Department of City Planning calls for six single-family dwellings and six ADUs for a total of 12 homes at 855 North Orlando Avenue, Urbanize Los Angeles reported. The applicant is 855 N Orlando LLC, linked to Alex Irvine of Irvine & Associates. The approximately 0.2-acre site currently houses a single-family home.

The single-family homes would range in size between 1,325 and 1,475 square feet. The ADUs would be a smaller, undetermined size on the ground floor of each dwelling. Next Architecture is designing the three-story residences, according to plans cited by Urbanize.

This will be the latest multifamily project in the neighborhood. One block to the west at 925 North Croft Avenue, developer Jonathan Harouni has proposed a seven-story, 33-unit residential building that would feature 33 one-, two- and three-bedroom apartments across approximately 50,000 square feet, Urbanize reported. That development would take advantage of the Citywide Housing Incentive Program, allowing a larger and taller building than what would normally be permitted by zoning rules in a neighborhood of single-family homes in exchange for a handful of affordable apartments.

Small-lot homes are one of the City of Los Angeles’ preferred development types for parcels such as 855 North Orlando Avenue. The city’s “Small Lots, Big Impacts” initiative seeks to provide unique housing solutions on properties smaller than 1 acre. Officials are in the process of finding private developers to bring reimagined housing solutions to 12 city-owned properties.

Under its housing element, Los Angeles must plan to build 456,643 new homes by the end of the decade. Of the more than 450,000 units, 184,721 must be designated for affordable housing. On the state level, California is pursuing a goal of building 2.5 million new homes by 2030.
